Cape Coral FL Pressure Washing is a Cape Coral exterior cleaning company. We soft wash houses and roofs, pressure wash concrete, clean and seal pavers, and clean pool cages and canal docks for homeowners, HOAs and businesses across Lee County.

Exterior cleaning is the whole job
We are not a painting company that also owns a pressure washer, or a pool service that rinses cages on the side. Cleaning the outside of buildings is what we do, every working day. That focus is why we carry the gear for each surface: soft wash pumps and mixing equipment for roofs and walls, surface cleaners for flatwork, sand and sealer for pavers, and hot water for grease.
Cape Coral is hard on a house
This city gives growth everything it wants. Afternoon storms soak every surface for half the year; the humidity barely drops overnight; canals put water on two sides of thousands of lots. Algae streaks a new tile roof within a few years. Mildew greens the north wall of a stucco house in one summer. Pavers fade in the sun and lose their joint sand to the rain. Private irrigation wells paint orange fans on walls and driveways.
None of that is a sign of a neglected home. It is just what the climate does, and it is why exterior cleaning here is maintenance, like servicing the AC.
The rule we work by: least pressure that does the job
The fastest way to ruin a roof, a screen enclosure or a painted wall is to point a high-pressure tip at it. So the first decision on every job is the method, not the machine. Roofs, stucco, screens and wood docks get a soft wash: a measured cleaning solution, time to work, and a rinse at about garden-hose pressure. Bare concrete gets a surface cleaner at full pressure, because it can take it and nothing else gives an even result. Pavers sit in the middle. Rust gets chemistry, never force.
We tell you which method we are using on each surface before we start, and why.
What happens on the day
We arrive in the window we gave you and walk the property first. Anything already damaged, such as a cracked tile, a torn screen panel or peeling paint, gets pointed out and photographed before we touch it. Beds and shrubs are watered down. Furniture, grills and planters are moved and put back. Outlets, lights and the AC unit are worked around, not sprayed into.
When we finish, we walk it again with you, or send photos if you are not home. You do not need to be there; we need a spigot and unlocked gates.
A veteran-owned family business, with the owner on site
We are a family company, set up in 2022 when our owner came home to Southwest Florida after years in the Marine Corps. He still operates the equipment himself. Whoever walks your property for the estimate is the same person who preps, washes and seals it, so nothing gets lost between a salesperson and a crew you have never met.
Pavers are a particular strength. Our owner holds master-level certification from a major paver sealer manufacturer. You pick the finish: a wet-look sealer that deepens the color, or a natural one that leaves the stone looking untreated. If an old coat has gone cloudy or patchy, we strip it before resealing.
You will hear from us along the way. When an afternoon storm moves your appointment, we call or text with the new time, and once the job is done you get short care notes for the surfaces we cleaned.
How we work out a price
Every price starts with the surface, its size and how much growth or staining is on it. Access matters too: a second story, a locked side yard or a dock reached down a narrow path all add time. We put the number in writing before any work is booked, and that number does not change on the day unless you add something. Our typical ranges are public on the price page, so you know roughly where you stand before you call.
Things we won't do
- Pressure wash a roof, of any material.
- Put high pressure on pool screens or painted stucco.
- Hose cleaning residue into a storm drain or over a seawall into the canal.
- Quote a low price on the phone and raise it in the driveway.
- Promise rust stains will never return when the sprinklers are still hitting the wall.
- Call it a softwash when it is a wand at lower pressure.
Who calls us
Mostly homeowners: people getting a house ready to list, snowbirds opening up for the season, families who have had an HOA letter about the roof or the driveway. Also property managers who want one contact for several buildings, condo associations with pool decks and clubhouse walls, and small businesses that want their storefront and sidewalk clean before customers arrive. Our main services are house washing, roof cleaning, driveways, paver sealing, pool cages, docks and commercial properties.
Straight answers
Do you need a license to pressure wash in Florida?
Florida does not issue a state license for pressure washing. Businesses need a local business tax receipt to operate, and should carry insurance. Ask for the certificate of insurance with your quote and you will have it before any work is booked.
Where do you work?
All of Cape Coral, plus Fort Myers, North Fort Myers, Lehigh Acres, Estero, Matlacha and Pine Island.
How quickly can you come out?
Estimates from photos usually come back the same day. Most jobs are booked within a week or two, sooner if an HOA deadline is close.
