House washing

Priced mostly on the size of the home and the number of stories. A single story with around 2,000 square feet of living space sits at $275–$450; two stories at $400–$650. Homes with one heavily shaded side, a long screen enclosure wall or tall entry columns take longer. House washing in detail.

Roof cleaning

Roofs are priced on area, pitch and material. Tile is the slowest to clean properly, so it costs the most: $500–$950 for a single-story home and $1,000–$1,600 for two stories. Shingle is $350–$600 and metal $450–$900. Everything is soft washed. Roof cleaning in detail.

Driveways, walks and rust stains

A typical two-car concrete driveway is $150–$250; larger slabs come to about $0.20–$0.40 per square foot. Rust stains from well water are a separate chemical treatment at $75–$250 per area. Driveway cleaning in detail.

Paver cleaning and sealing

The full job (clean, polymeric sand, sealer) is $1.25–$2.50 per square foot. Most paver driveways land between $900–$2,000. If the old sealer is peeling it has to be stripped first, which is quoted separately. Paver sealing in detail.

Pool cages, decks and docks

A standard cage is $250–$400, a large or two-story one $400–$650, and the deck under it $150–$300 more. Docks run $150–$400; seawalls are priced after a look. Pool cage cleaning · Dock and seawall cleaning.

Cost per square foot

Most residential jobs are priced as a flat amount for the whole surface, but per-square-foot figures are useful for comparing quotes on large or unusual properties.

What moves the price on a Cape Coral property

  • Shade and water. Walls and roofs next to a canal or under oaks carry more growth and take longer.
  • Tile roofs. Barrel tile has far more surface than it looks from the street.
  • Well-water rust. Iron stains need their own treatment and add to the total.
  • Access. Locked gates, no outdoor spigot, second stories and docks reached only by a narrow side yard all add time.
  • Time since the last clean. Two years of growth is quicker to clear than six.
  • HOA deadlines. A rush date is usually fine, but it can limit which days are available.

Why local quotes disagree

Ask three companies to price the same driveway and you can get three numbers that are far apart. The low one is often a wand-only rinse with no pre-treatment, which looks fine for a few weeks and leaves stripes. The middle one usually includes a surface cleaner. The high one may include rust removal and post-treatment that the others left out. On roofs the gap is wider still, because a pressure-washed roof is quick and cheap, and a soft-washed roof is slower and lasts. Compare what is included, not just the total.

Add-ons we price separately

  • Rust and irrigation stain treatment, $75–$250 per area
  • Paver joint re-sanding without sealing, quoted by area
  • Stripping old paver sealer, quoted on site
  • Gutter face whitening for the black streaks, included with a house wash, available on its own

Price questions

Why do pressure washing quotes in Cape Coral vary so much?

Because companies are not quoting the same job. One price might be a wand rinse of the driveway; another includes pre-treatment, a surface cleaner, post-treatment and rust removal. Ask what method is being used and what is included.

Is there a minimum charge?

Yes. A visit for a small job such as one sidewalk or a single stained wall is usually $125–$175, because the setup is the same whatever the size.

Is it cheaper to book several surfaces at once?

Yes. One trip and one setup costs less than three separate visits, so a house, roof and driveway booked together comes in below the three prices added up. We show that saving on the written quote.

Do you charge for estimates?

No. Estimates are free, either on site or from photos you send.
