Gum on the walkway, a stained dumpster pad, a building front gone gray. We clean commercial properties early, late or on weekends, so customers and residents never have to walk around us.

Commercial pressure washing in Cape Coral is priced by area and access: about $0.10–$0.40 per square foot for flatwork such as walkways and parking areas, and $150–$400 for a typical storefront visit. Recurring schedules, monthly or quarterly, are quoted as a set price per visit.

What we clean

  • Storefronts, entries, columns and canopies in strip centers
  • Sidewalks and walkways, including gum and drink stains
  • Dumpster pads and enclosures, which are the worst smell problem in the summer heat
  • Drive-throughs and parking-area curbs
  • Office and medical building exteriors (soft wash)
  • HOA and condo common areas: clubhouse walls, pool decks, entry monuments and sidewalks

Scheduled around you

Restaurants want the pad and walkway done before they open; offices prefer evenings; HOAs often want a weekday when the pool is quiet. We work to your hours and give you a timetable in writing. For multi-building communities we can split the work across days by section and send photos of each area when it is done.

Grease, gum and runoff

Kitchen grease near back doors and dumpster pads needs heat and a degreaser, not just pressure. Gum needs hot water and a close pass. Both create dirty runoff, so on commercial jobs we plan where the water goes before we start: away from storm inlets, and recovered where the property needs it. Florida does not issue a state pressure-washing license; commercial clients should ask any contractor, us included, for the local business tax receipt and a certificate of insurance before work starts.

Property managers and HOAs

If you manage several properties, one point of contact and one invoice format makes life easier. We can work from your vendor paperwork, quote each site separately and keep a simple schedule so nothing is missed between visits.
