Driveway Pressure Washing in Cape Coral

Concrete is the one surface that wants real pressure. We clean it with a rotary surface cleaner so the whole slab comes up even, then treat the orange well-water stains separately.

Pressure washing a two-car concrete driveway in Cape Coral usually costs $150–$250, or about $0.20–$0.40 per square foot for larger areas. A sidewalk on its own is around $50–$100. Rust and irrigation stains are a separate treatment, typically $75–$250 per area, because pressure alone will not lift iron.

Why a surface cleaner, not a wand

A hand wand cleans in a narrow fan. Hold it a little closer on one pass than the next and you get the zebra stripes you see on half the driveways in town. A rotary surface cleaner is a round hood with spinning nozzles that rides on the concrete at a fixed height, so every square foot gets the same pressure. Edges, steps and the joint lines get a wand afterwards.

Before the surface cleaner goes down we pre-treat oil drips and the green film near the lawn edge, and afterwards we post-treat the slab so the growth in the pores dies off rather than coming straight back.

What we clean

  • Driveways, aprons and the strip out to the street
  • Front walks, side paths and the sidewalk along the property line
  • Patios, back slabs and the walkway to the dock
  • Garage floors on request

Rust and irrigation stains

The orange streaks on Cape Coral walls, driveways and fences are iron. The city's own irrigation water is reclaimed water that the city says will not stain concrete, so these marks almost always come from a private irrigation well pulling iron out of the shallow groundwater. Every time the sprinkler hits the same patch, it adds another layer.

Iron stains like these are chemistry, not dirt: pressure alone will not lift them.

Pressure will not shift it; iron needs a rust remover that dissolves the stain chemically. We apply it, let it react and rinse, usually on the same visit as the wash. Plan on $75–$250 per stained area as an add-on.

The honest part: if the well keeps spraying iron-rich water on the same wall, the stain will come back. We will show you which heads are hitting the house. Turning them, or fitting an iron filter on the well (a job for an irrigation or well contractor), is what stops it for good.

Where the wash water goes

Every Cape street drains toward the canals, and Lee County treats anything other than rain going into a storm drain or waterway as an illicit discharge. We keep detergents off the slab where we can, use only what the job needs, and do not hose residue into the storm inlet at the curb. On canal lots we work the water back toward the lawn.

Driveway pressure washing questions

Will pressure washing damage my concrete?

Not with a surface cleaner run at the right distance. Damage comes from a narrow tip held close to the surface, which is exactly what we avoid.

Can you get oil stains out?

Fresh drips usually come out with a degreaser and hot-water pre-treatment. Old stains that have soaked in for years often lighten a lot but leave a shadow.

Should I seal the concrete afterwards?

Plain concrete driveways rarely need sealing. Paver driveways are different; see paver cleaning and sealing.
